How do you decide what to offer?

We look at recent sales of similar homes in the area, the condition of the property, the work it would need, and the costs of buying, holding, and reselling. When we present an offer, we walk you through how we arrived at the number so you can evaluate it with clear information.

Do I need to make repairs or clean before you look at the property?

No. We review properties as they are. You do not need to repair, paint, clean, or clear out the house for a walkthrough. Leaving belongings behind is usually fine as well.

How quickly can a sale close?

It depends on the property, the title work, and the closing attorney's schedule. Some sales close in a few weeks; others take longer because of estate matters, liens, or tenant situations. We work around the timeline that fits you, and we do not promise a specific closing date before the details are reviewed.

Are there fees or commissions?

We do not charge a fee for a property review or for making an offer, and there is no real estate commission when you sell directly to us, because we are not acting as your agent.
